Let’s get to know each other

It’s incredibly important that I learn who you are and what you are looking for in a home. I recognize that this is an incredibly important decision and I want to make sure you are comfortable and confident every step of the way. I will ask you to complete a Buyer’s Survey and then we will schedule a meeting to go over the details.

 
 

Need a lender? No problem

I can recommend several mortgage brokers and lenders that will help you get you set up as a qualified buyer. I can even provide a checklist of what you will need to take to the lender so that you are organized and ready! In today’s current market, it’s necessary to be pre-qualified in order to be competitive when making offers. Working with a lender in advance will give you everything we need to move forward!

Ready to shop?

After we determine the area you want to live in and what size how you need, I will set up a customized search in my online MLS portal. We will each receive notifications when new properties that match our criteria enter the MLS. You will have access to view the portal at all times and can organize your favorites and maybes.

 
 

Shall we show?

After you have found a property that you, I will schedule a showing and you can tour in person. Looking from out-of-state? Nervous about going into a stranger’s home in a pandemic? No problem. I can safely do a video tour via FaceTime or Zoom.

Money talks

When you have narrowed your search, I will complete a comparative market analysis to determine where the asking price falls in comparison to similar houses that have recently sold in the neighborhood. This research will tell us how much we need to offer based on the current market. Once we determine how much you want to offer, I will finalize the paperwork and submit it to the listing agent. There will be times the listing agent will ask for “highest and best” and we may need to revise the offer. I’ll be ready to help you do that. Remember, it’s my job to make your best interests a priority. In fact, I am legally required to do so!

Your offer was accepted! Now what?

The next few weeks will be a blur of paperwork and appointments. But don’t worry! I will be there to help — you have my services from day one till the day you close! I will work with you to choose an inspector and even be on hand for the inspection as your representative. I’ll also work through any negotiations you may have after the inspection and appraisal. While you continue to work with the lender and provide what they need, I’ll stay in touch with the title company and listing agent to make sure everything else is flowing smoothly.

Congratulations! You are a home owner!

Whew! You made it to closing! As always, I’ll be there to offer any assistance and answer any questions. Oh, and best of all, the seller will pay my commission at closing! That means you get all of my time, attention and expertise for FREE!
